Selling a Property Tips: If it is in prime condition and no time limit.
- If you have the time, temperament, and knowledge we feel you can get the most money by selling the property yourself.
- If you do not possess all three of these qualities, hire a good licensed real estate agent.
- You must get your property listed in the local Board of Realtors - Multiple Listing Service (MLS). So all the agent is town know your property is for sale. If you hire an agent, they will do that as part of their fees, if you sell yourself there are numerous help you sell agencies that will list your property in the MLS for a nominal fee. Some will also guide your through the legal paperwork when you do sell.
- Your agent will only list your property in the local MLS and occasionally advertise it in the local paper. In this market that is not enough marketing. You should make sure your property is advertise in all the free media available in this computer age. Craig's List and all online selling sites along with all the online social networking sites. In these ads, emphasize the benefits that the type of family that would want to buy your home would want. Remember people buy to solve their problems not yours.

- Reduce your consumer debt - pay down credit card balances.
- Get Pre-Approved for a Home Loan. Before you sell your home be sure you are qualified to buy another.
- Find out what your home is worth.
- Make Necessary Repairs. Your agents will be happy to make suggestions as well.
- Get your House Ready to Show. Your agents can help with this also.
- Mentally prepare to show your home to prospective buyers. The more open you are to buyers the better your house may sell.
- One last tip to remember if you hire an agent: Less than 10% of the agents at any large Real Estate office sell over 90% of the properties. You will have more success if you seek out the most successful agent to represent you.
Selling a Property Tips: If it is in Financial and/or Physical Distress.
- In today's market it takes months and lots of marketing to sell a property for the most money. The less time you have to sell, the less money you can expect to sell it for. So time is of the essence. The sooner you can begin the sales process or solving the underlying financial problem, the greater your chances of success.
- If your property has no equity, a short sale or some form of creative financing may be your only option, if you can not renegotiate or restructure with your lender.
- Contact the Federal Reserve Bank for advice to help you renegotiate or restructure your loans.
- The overwhelming majority of Real Estate Agents hate to do short sales and do not have the experience to do other forms of creative financing to sell a home, mostly since there is no money it it for them.
