Master Bedroom and Bath Remodel

  • Walls between master bath and bedroom were repositioned to maximize functionality of each room
  • Build closet cabinets with media center & TV behind the new mirrored closet doors
  • In-wall speakers connected to the entertainment center were installed in both bedroom and bath
  • Master bath was redesigned using the “Functional Bath Design” concept with two sinks for his and hers grooming areas
  • Sit down vanity and linen storage were also incorporated into the design
  • Separate shower with glass block window
  • Steeping tub for two with new windows above
  • Porcelain tiles with granite inserts to match the granite counter tops were placed in patterns on the bath floor and walls of the shower
  • White classic raised panel thermo foil doors with matching crown molding above and below the cabinets which float 12″ off the floor
  • Florescent lighting above and below the cabinets add a soft ambient light to the room and make the room feel larger
  • Task lighting was built into the valence shelves above the sinks and vanity and recessed ceiling cans over tub and shower

Downstairs Bath Remodel

  • Functional Bathroom Design” concept was used in this bath also
  • A huge glass block wall was installed at the tub to bring in lots more natural light while maintaining privacy
  • Laminate cabinets, granite counters, and porcelain tile floors

Upstairs Bath Remodel

  • Traditional bathroom design with white thermofoil classic raised panel doors
  • Kohler neo angle shower system
  • Granite counters, porcelain tile floors

Kitchen Remodel

  • Two walls were removed to open the kitchen up to the family room and remove a hallway that led from the living room to the family room
  • The ceiling over the kitchen was vaulted to match the existing vaulted family room ceiling
  • New Anderson awning windows with motorized operation were installed high on the tall wall to allow air flow
  • A new larger kitchen window was installed to maximize the ocean view available to this home
  • L-shape with and angled island made for a very functional kitchen
  • The angle in the island was used to open up the floor area in the kitchen to make it easier for more than one person to move around in the kitchen
  • A breakfast table was built in to the back of the island with a carved pedestal painted to match the cabinets
  • Classic style white raised panel thermo foil doors were used with granite tile counters, and wood floors that cover the entire second floor including the kitchen
  • Recessed ceiling lighting placed over the counter areas, under and over cabinet florescent lights, and decorative pendants over the island give ample functional and decorative lighting

New Rear Deck

  • A new deck was added to the back of the home off the second story family room to complete the renovation of the kitchen and family room into a real entertainment area both inside and outside the house
  • White vinyl railings and synthetic wood decking material was used for their reduced maintenance and durability compared to wood in the salt water environment near the beach
  • The entire home was covered in vinyl siding for the same reason

Entry Remodel

  • The interior main entry was upgraded with new tub railing and tile floors
  • New entry doors
  • The exterior of the entry was changed with new concrete stairs that curved to the driveway

Laundry Remodel

  • A convenient small laundry was created during the alterations of the master suite
  • A pocket door was used to maximize the interior usage while keeping the ability to close off the laundry when not in use
  • Cabinetry and counter tops were placed to maximize storage space and give ample work space

Patio & Front Deck Remodel

  • An existing front bedroom patio was enclosed with a privacy fence with gate and covered in vinyl siding with the rest of the home
  • A view deck was cantilevered off the front of the house over the garage doors
  • This deck is connected to the living room in which we also put sliding glass doors to access this deck which also maximized the view from the living room

Project Overview

This Del Mar home one block from the beach got an full remodel, no room was left untouched. Two decks were added, a patio enclosed, and the entire house resided.
