This older home was completely remodeled top to bottom. The only part of the original home that was reused was 95% of the existing roof framing, and 70% of the original exterior wall framing. Every other part of this home is completely new and under new home and manufacturer parts warrantee. Completely new plumbing system, both drains, water supply, and gas. New electric service and complete wiring with home network, TV, and phone.   • Existing Home Problems
    • The old home had major slab cracking due to improper grading of the lot which directed all rain water to pool at the homes slab rather than divert around the home to a county storm water system adjoining this lot.
    • Slab repair of this magnitude require gutting the entire homes fixtures and interior walls which was not a loss due to the poor quality of these fixtures and their condition.
    • The only question was whether or not to completely tear down the home and start from scratch. Upon evaluating the wall and ceiling framing following removal of all fixtures and drywall it was determined that 90% of the roof structure was sound and usable and about 70% of the exterior walls were also sound.
    • With this much of the framing in good condition it was decided to replace the walls suffering from dry rot due to the lots improper drainage and replace the exterior wall plates and all interior walls which allowed us to completely redesign the interior rooms of the home making all the rooms more useable.
    • All the footing and slab repairs were done per specifications provided by a structural and soils engineer who also inspected and signed off on all new footings and slabs. This report and inspection records will be made available to the buyer of this home.
  • Major structural work and system replacements:
    • After stripping all the walls and ceilings clean of all fixtures, drywall, stucco, and removing interior walls, windows, and doors, we disconnected the exterior walls from the footings and raised the entire home 7" with a structural bracing system used during high rise construction.
    • While the home was raised and supported by this bracing we were able to cut and remove the original footings manually to separate them from the original slab which was still supporting our bracing.
    • After removal of the original footings we manually dug new larger and deeper footings (36"deep) We then built forms for the new footings and installed reinforcing steel as per engineers specs.
    • After installing all the footing steel and pre installing all plumbing vents and drains in the exterior wall footing forms, we poured the new footings leaving exposed steel starter which would eventually connect the new footings with the new slab.
    • After the footings were poured and finished we installed new wall plates around the entire home anchored to the footing and lowered the home back down onto the new plates. Connecting the existing walls to the new plates and rebuilding exterior walls needing repairs due to dry rot.
    • The entire exterior was then shear paneled to add structural integrity.
    • At that time the bracing was removed from site and the original slab was removed and new plumbing drain trenches were dug and the new drain system installed and tied into the main, and the drains and vents that were pre installed into the footings.
    • After the new drain system was water and pressure tested, it was covered and we added a water barrier and sand base as per engineering specs.
    • Steel reinforcing rods 12" on center each directions were then installed as per engineering specs.
    • With all new steel installed and plumbing pipes properly wrapped we were able to pour and finish the new slab and tie it into the new footings.
    • We then began building the interior walls, completed the exterior walls at all window openings and installed all new windows and doors.
    • We also added eave overhangs and a porch eave over the entry door.
    • The entire home was rewired for electricity, phones, and computer network.
    • The water supply lines were now added and feed the entire home from overhead rather than from under the slab. So there will never be a possible slab leak on this property!
    • The new water supply system has a Takagi tank less water heater as a core component to assure a constant source of low cost energy efficient hot water.
    • A new high efficiency forced air Heating Air Conditioning system was installed
    • After all the new plumbing, electrical, HVAC were installed we insulated the property with R-15 in the walls and R-39 in the ceiling. This exceeds building codes R-13 and R-30 specifications to give this home far greater energy efficiency than other homes in San Diego.
    • All interior walls were also insulated to create a very quite and far more energy efficient home.
    • After the addition of new roofing, drywall, and stucco the home was then ready for its new finished interior as seen in previous gallery sections.
    • The property was re graded and a retaining wall added with a french drain system to assure that all rainwater was diverted around the home and into the county storm drain system adjoining this lot.
